OUR PROCESS

Every Loomis home follows a deliberate path. We engage early, plan thoroughly, and stay involved through completion — so the residence you set out to build is the one you receive.

WHAT WE BUILD

Loomis Construction takes on two types of projects: ground-up custom homes and substantial whole-home renovations. Both receive the same team, the same estimating discipline, and the same ownership-level attention from the first conversation through the certificate of occupancy.

Our remodel work is reserved for projects where the scope warrants our full process — typically major renovations and additions with a minimum construction cost of $1M. Below that threshold, we're not the right fit, and we'll tell you so early.

NEW BUILDS. SIGNIFICANT REMODELS.

HOW WE ESTIMATE

Most builders estimate what they build. We estimate what the project actually costs.

When Loomis provides a cost estimate, it covers the full scope of your investment — from land preparation and site work through final finishes and certificate of occupancy. Every line item. No assumptions left for later.

This means your estimate includes site grading, utilities, permits, landscaping, and all the costs that typically surface as surprises after a contract is signed. Our clients make decisions with a complete financial picture from the start — not a number that grows as the project does.

WHAT OUR ESTIMATE COVERS

HOW THE WORK MOVES

EARLY ALIGNMENT

Before critical decisions are locked, we align on budget, feasibility, and scope. Getting these right at the start is what keeps everything that follows steady.

DESIGN COORDINATION

We work seamlessly with architects and designers to ensure vision and constructibility align — protecting the design intent rather than building around it. Involving the builder at the design stage means potential conflicts are resolved on paper, not in the field. The result is a home that builds the way it was drawn, and finishes the way it was imagined.

TRANSPARENT COMMUNICATION

Trust is built through transparency. Clients receive precise cost reporting, AI-powered documentation of every meeting and selection, and regular progress updates. No surprises — just complete confidence in the process.

PERSONALLY ACCOUNTABLE LEADERSHIP

You're not handed off. Every client has direct access to ownership, and the same leadership stays involved from planning through closeout.

DISCIPLINED EXECUTION

We plan thoroughly, sequence deliberately, and hold clean job site standards. Progress stays controlled, and the work stays on course. The same discipline that governs the schedule governs the craft — from structural steel to honed stone to the finish details that define a Loomis home.

COMPLETION & CARE

Closeout is treated with the same attention as the build. Final detailing, punch work, and a digital project archive with full documentation, warranties, and maintenance guidelines. Our service extends beyond move-in.

WHAT TO EXPECT

CLARITY COMES BEFORE COST.

The clients who are best served are the ones who know how they want to live before they know what they want to build. Square footage and finishes follow lifestyle. Get that part right first, and every decision downstream gets easier.

THE NUMBER ON PAPER IS NOT THE NUMBER YOU NEED.

Construction cost is one line in a much larger budget. Land, site work, design fees, permits, landscaping, and furnishings all contribute to what it actually costs to complete a home. We help clients see the full picture early — because surprises at the end of a project are a failure of planning at the beginning.

THE WASATCH BACK HAS ITS OWN TIMELINE.

Municipal permits, HOA approvals, environmental reviews, and utility coordination move on their own schedule. We've been navigating these processes in this market since 1996. We know what to anticipate, and we build it into the plan so it doesn't become a problem mid-build.

YOUR BUILDER IS YOUR FIRST HIRE.

Architect, designer, builder — the team dynamic shapes the experience as much as the outcome. At Loomis, we engage before contracts are signed and before drawings are finalized. That early alignment is what keeps projects from drifting.

DECISIONS ARE THE WORK.

A custom home requires hundreds of selections, made in sequence, on schedule. Delays in decisions create delays in the build. We track every open item, keep clients informed on what's needed and when, and flag downstream implications before they become costly.

THE GOAL IS A HOME YOU DON'T OUTGROW.

We build for how clients live now and how they're likely to live in ten years. That long view — in structure, systems, and finish quality — is the difference between a house that depreciates and a home that holds its value.

This is how we keep custom homebuilding steady, from first conversation to final walkthrough.
